Charge your client by the month or by page impressions; come up with a plan that works best for you.

Pay Per Click: Google has gotten rich on pay per click advertising as has so many of its best webmasters. Visitors see your adequately placed ads, they click on them, and you get a piece of the revenue for every click generated. I have to tell you that incomes levels approaching six figures annually is quite possible if you are savvy enough.

Yes, your website doesn't even have to look great, it just needs visitors. If you have a topic that others like, then the revenue will come in with a well thought out advertising campaign.
